The Energy Performance Certificate (EPC) is an objective report on the energy efficiency of a property. It provides clear
information to any potential purchaser on the energy performance of the property and effective means for improvement.
The EPC is similar to the certificates now provided with domestic appliances such as refrigerators and washing machines.
Its purpose is to record how energy-efficient a property is as a building. The certificate will provide a rating of the property
from A (most efficient) to G (least efficient).
The environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (CO2) emissions-
the higher the rating, the less impact it has on the environment. The energy-efficiency rating is a measure of a home's overall
efficiency. The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be. The
average property in Northern Ireland is currently in bands D-E for both ratings.
In order to improve the property's performance in energy terms, there will be details of simple recommended low-cost
measures and long term measures to improve the property's performance rating.
